Cyclone season 2026–27CASA ReOC 9231Cairns to Gladstone
Before the season. After the event. One record.
A dated aerial and ground record of the property before the wet, flown again to the same frames after a cyclone or storm. The two sets sit side by side, so the insurer’s assessor can see what was there and what changed, and assess from the file.

01The pair
Same frame. Same height. Two dates.
Without a dated record from before the event, old wear and new damage end up in the same photograph, and the argument over which is which is the slow part of the claim. The pre-season set settles that before it starts.
- BBefore. Captured in the weeks before the season. Every frame numbered, timed and positioned, and held under the property’s reference.
- AAfter. Flown again once the site is safe to attend: the same position, the same height, the same frame number.
- ΔThe difference. Before and after on one page, item by item. What did not change is stated too.

Same position. Same height. Frame 03.Taken only after an event.
The before frame is our own capture, shown as a sample. The after frame is drawn as a placeholder: it exists only once there has been an event.
02How it runs
Book it now. Use it in March.
The season runs November to April. The record has to exist before the event to be worth anything after it.
- 01Instruct, October to November. One property, a street of rentals or a whole portfolio on one instruction. A fixed price comes back in writing before anyone flies.
- 02The before set. Whole roof from above, every elevation, gutters and flashings, fences, sheds, carports, pool surrounds, and the trees standing over the building. Aerial and ground in one visit.
- 03Held on record. The full resolution originals, unaltered, with the media index, held under the property’s reference. A copy goes to you for your own file.
- 04After the event. Based at Mission Beach, already inside the corridor when the roads into it close. Re-flown to the same frames once the site is safe to attend. The raw set can go to the assessor the same day, on request.
- 05The file. Before and after pairs on one page, a numbered schedule of what changed, the media index and the originals. Sent to you, and at your request to the insurer, assessor or builder you name.
03Who does what
We document. The insurer’s assessor assesses.
After a cyclone, owners, property managers, assessors and builders all need the same thing first: what the place looked like before, and what it looks like now. We capture it, hold it, and at your request send the pack to the insurer, assessor or builder you name. You, or your property manager, lodge the claim as normal. We supply the evidence.
We do
- Capture the before and after sets, dated and positioned
- Write the documentation report the assessor works from: what was seen, where, and when
- Send the pack to the insurer, assessor or builder you name, at your request
- Supply the full resolution originals and the media index, unaltered
We do not
- Lodge, manage or negotiate the claim, or speak for you with your insurer
- Tell you whether you are covered, whether to claim, or what a claim is worth
- State the cause of damage or price the repair
- Repair what we document, or scope the make good
A pre-loss record on file before the first claim lands.
For the policies in the cyclone corridor you would rather not argue about next March. A dated, positioned set taken before the season, and an after set to the same frames, structured so an assessor can review it remotely. Whether anyone still attends stays the assessor’s call.
What it gives your file
- Pre-existing condition on the record. Dated before the season, by a party other than the insured.
- Like compared with like. The after set is flown from the same position and height, so the pairs line up frame for frame.
- Originals unaltered. Capture time and position are written into each file by the aircraft, and the media index ties every frame to its item.
- Uploads as photos and a PDF. Standard JPEG, PDF and CSV, so the pack goes into the claim system you already use.
After the event
- Inside the corridor already. Based at Mission Beach, between Innisfail and Cardwell, where Yasi and Larry crossed.
- Street and portfolio runs. One numbered frame per property along a street, one media index across the lot.
- Raw set same day, on request. If the assessor needs eyes on it before the report is written.
- Your template. Send a claim template or a set photo order with the instruction and the file is built to it.
Every property on the rent roll, on the record before November.
When a cyclone comes through, the property manager is the one fielding the landlord, the tenant, the insurer and the trades all at once. A dated before set for each property, and an after set to match, means the evidence is already done and in one place.
For the agency
- One instruction for the portfolio. Send the list of addresses. Access is arranged by your office with the tenant. No home is entered, and nothing inside one photographed, without the occupant’s consent.
- No cost to the agency. Each property’s record is billed to its landlord.
- A file for each landlord. The before set for their records, under their property’s reference.
- After the event, a re-fly on your list. The after set and the documentation report come to you and the landlord, ready to attach to the claim you lodge. Nobody is chasing photos.
- Fewer trips to height. The roof is documented from the air, not from a ladder.
For the landlord
- Proof of condition before the season. Roof, gutters, fences, sheds and trees over the building, dated and positioned.
- An after set to the same frames. Old wear and storm damage are no longer the same photograph.
- In the formats claim systems take. Standard photos, a PDF and a CSV index. The landlord or the agent lodges the claim; the pack goes with it.
- Also for holiday lets and strata. Short-stay portfolios and body corporate common property on the same method.
Pre-disaster evidence for the next DRFA claim.
A disaster recovery funding claim leans on showing what the asset looked like before the event. QRA asks councils for the latest pre-disaster condition evidence, no older than four years before the event, with the photos as JPEGs carrying their GPS position and the time taken. QRA encourages councils to build, and keep up to date, a photo record of every asset’s condition before an event.
What goes on file
- Your most exposed assets. Roads and culverts, bridges and causeways, drainage and stormwater, and council offices, from the air and the ground in one visit.
- Originals as captured. Every aerial frame a JPEG with its GPS position and capture time written in at capture, unaltered, with a media index tying each frame to its asset.
- Dated before the season. On file ahead of the wet, under each asset’s reference.
After an event
- The same frames again. Flown once the site is safe to attend, so your recovery team has the before and after side by side.
- Inside the corridor already. Based at Mission Beach, between Innisfail and Cardwell.
- We document; your engineers and QRA assess. No opinion on cause, cost or eligibility.
07What it is, what it is not
A record, said plainly.
Houses and rentals
- Before: a dated photographic record of the property, indexed and positioned. It is not a building inspection report, and it rates nothing.
- After an event: claim documentation for the insurer’s assessment, built on the before set.
- House condition, pre-purchase and termite reports are licensed building inspector work in Queensland and are not offered. We can supply the aerial capture to your licensed inspector.
Commercial, strata and resorts
- Before: a pre-season baseline condition report, with the numbered schedule and media index.
- After an event: re-flown to the same frames, with a report of what changed and what did not.
- Every report records what was observed. None of them certifies, states cause or cost, or comments on cover. We give no advice on insurance cover or claim outcomes.
The record has to exist before the event.
Send one address, a street, or the whole rent roll. A fixed price and an attendance date come back in one reply, from the person who will fly it.
